Through thoughtful site evaluation, early design concepts, a detailed preliminary budget, and a realistic project timeline, you’ll have the information you need to decide if — and how — to move forward. Some clients use this phase simply to understand their investment and prepare; others compare contractors before choosing who to build with.

Pre-Construction Roadmap phase. This includes:
- Site Evaluation: We’ll visit your home, take detailed measurements, and evaluate the existing space.
- Conceptual Interior Design Services: We’ll begin crafting initial design concepts.
- Budget and Schedule Development: We’ll create a preliminary budget and a conceptual timeline.
- Trade Day for Subcontracting Bidding: Instead of spreading out bids over weeks, we host a dedicated “Trade Day.” This means we coordinate a single day when all necessary trades and subcontractors visit your project. This helps us streamline the bidding process, ensure everyone is on the same page, and set a clear path forward.
- Construct-ability Review: We’ll identify any potential challenges early and offer solutions to reduce risks and unexpected costs.

Pre-Construction Deliverables
Initial concept floor plans
We create early floor plan options to show how your space can be reimagined, along with key elevations and a few 3D renderings. These visuals help you clearly see potential layouts, improved flow, and how design ideas will look and feel before any construction begins.
Digital inspiration boards
Visual mood boards bring the design direction to life. They combine finishes, colors, textures, and style ideas so you can clearly see how the look and feel of your remodeled space will come together
Initial materials selection
We’ll identify key materials — such as cabinetry, countertops, flooring, and tile — to establish a design direction and begin outlining realistic pricing. These selections help ensure your budget aligns with your vision early on.
A finalized preliminary budget
You’ll receive a detailed budget that outlines anticipated costs for construction and finishes based on your design direction and the input of trusted trades. This gives you a realistic understanding of what your project may cost before making big commitments.
A conceptual schedule
We outline a high-level timeline showing how your remodel could progress from permitting to construction completion. This helps you understand the expected duration of the project and plan around key milestones.
Value-Engineering Recommendations
We review your plans to find smart ways to maximize quality and style while keeping costs in line with your goals. This might include alternate materials, strategic design adjustments, or construction methods that preserve your vision while optimizing investment.
